About the project
Balance Garden is a newly built residential development located in Budapest’s 10th District, nestled in a quiet side street parallel to Üllői Road. The complex consists of four buildings and a total of 298 apartments.
This uniquely designed, 7-story development stands out with its innovative architectural structure: at ground level, it comprises three separate buildings, which are interconnected on the first and second floors, then transition into three distinct towers again from the third floor upward. Two rooftop gardens were created atop the connecting sections on the third floor, and green roofs were also designed for the top of the buildings, requiring minimal maintenance.
Given today’s energy challenges, particular attention was paid to energy efficiency and low operating costs. All apartments come equipped with triple-glazed, thermally and acoustically insulated windows set in plastic frames, complete with electric shutters. Each unit includes an energy-efficient inverter air conditioning system providing both heating and cooling, allowing residents to regulate the temperature of their homes individually and cost-effectively. The development is connected to a reliable and affordable district heating system, ensuring stable utility costs—unlike individual gas-heated buildings that are more vulnerable to price fluctuations.
Every apartment is delivered with tiled and laminated flooring, white painted walls, and fitted sanitary ware. On the ground floor, 23 apartments enjoy direct garden access and views of the landscaped inner courtyard. Every unit also features either a balcony or a terrace.
Balance Garden was created with a focus on harmony and balance: thanks to the nearby metro station, residents enjoy easy access to the vibrant city center while retreating to the peace and quiet of their calm, restful homes.
Unlike typical residential buildings, Balance Garden offers elegant, spacious lobbies with elevators, fostering a welcoming and homey atmosphere. The well-designed communal lobby areas include comfortable seating spaces where neighbors can socialize and relax.
Parking is ensured by 41 surface-level spaces, 5 covered motorcycle spots, and a 258-space underground garage located on level -1, many of which are pre-wired for electric vehicle charging.
The development’s private garden is designed as a multi-level, low-maintenance green space equipped with recreational facilities for all age groups. Additionally, the nearby Népliget park offers further sports and leisure opportunities.
Balance Garden boasts excellent accessibility and transportation links. Several M3 metro stations, as well as bus and tram stops, are within walking distance. The lively city center can be reached in just a few minutes without transfers. For everyday shopping and errands, the Shopmark shopping center is only one metro stop away. Educational institutions and healthcare facilities are also conveniently located nearby. The entire residential complex is enclosed with fencing to ensure residents’ safety and privacy.
