Apartments with Outstanding Technical Specifications in Zugló’s Emerging Urban District.

In the heart of Budapest’s District XIV, next to Bosnyák Square, new offices, commercial units, and a residential building are being constructed as part of a multifunctional urban development. The offices in this modern city district will be sustainably operated with cutting-edge geothermal energy. All buildings are designed to meet A++ energy classification, ensuring minimal energy consumption.

Thanks to their state-of-the-art equipment and efficient geothermal heating system, these apartments offer low utility costs, making them an ideal choice for discerning buyers and real estate investors alike. A retail unit will be built under the O1 office building, while a pedestrian street and green park will be developed between the buildings. Apartments in Zenit Residence by Bayer are scheduled for completion in Q2 2024.

The residential building is situated directly adjacent to Bosnyák Square, one of the key transport hubs of Districts XIV and XV. All windows will be equipped with motorized shutters with concealed shutter boxes. Ground-floor units come with terraces paved with Viastein paving elements.
Apartments will feature a ceiling-integrated cooling and heating system. Bathrooms will be fitted with electric underfloor heating and towel radiators. A parking garage will be built on the -1 and ground floors, and selected parking spaces will be pre-equipped with basic infrastructure for EV charging.
The inner courtyards will include landscaped gardens, designed by professional landscape architects, with benches and a children’s playground. Shaded by trees and blooming with seasonal flowers, the green spaces will offer a peaceful retreat for new residents.

The energy efficiency of the development is ensured by geothermal energy, which provides the basis for both the heating and domestic hot water systems. A central heating plant in the basement will supply hot water and heating to all units, with individual metering systems for each apartment. These meters will be equipped with radio frequency transmitters to allow remote reading.
In addition to the geothermal system, modern insulation solutions further contribute to the apartments’ exceptionally low utility costs.
